Those of us who live here could have told you, and most likely did, that St. Augustine is a GREAT place for dining.  Now, we have Southern Living Magazine telling the world what we have known for years!  Voted #1 on the list!

Should I Hire a Real Estate Agent or go For Sale By Owner?

So, it's time to sell your home. Ugh!  This is tough... How do you go about it?  What should you do first?  Can you sell it on your own?  The truth is, in most cases, it pays to hire the professional.  You wouldn't fill your own cavity, right?

Although tempting to go it on your own, keep this in mind.  According to the National Association of Realtors Profile of Home Buyers & Sellers the average FSBO (For Sale By Owner) sales price was $185,000, while the average price for a home represented by an agent was $245,000. That's a difference of $60,000! Hiring an agent just covered the cost associated! 

List Price - Your Real Estate Professional will provide an accurate home value based on a researched and comprehensive market analysis to guide you toward the RIGHT listing price. Your want your home priced in the sweet spot—not too high, where potential buyers may pass you by, and not so low that you end up leaving money on the table.

Home Preparation - A Real Estate Agent will give you tried and true advice on home staging and necessary updates.  Should you completely re-model your kitchen or will paint, minor updates and a good cleaning do?  An agent can counsel you on how to spend the least amount of money to set up your home in order to get the best outcome.

Marketing - Most buyers start online and sellers going the For Sale By Owner route are unlikely to get the full exposure needed to effectively market their home.  A Real Estate Professional will see beautiful, professional photos are taken (they pay for this!) and will place your home on a multiple listing service making the listing immediately available to thousands of agents who may already be working with potential buyers for you!  And, most national Real Estate Brokerages have sharing deals with a myriad of Real Estate web sites ensuring wide spread viewing of your home.  As a seller, you could pay BIG bucks for advertising and still not receive this kind of exposure!

Showings - They can be a PAIN!  Keeping up with showing calls and schedules, putting up with looky-loos, "investors" and derogatory comments on your home all while smiling and remembering, "it's business, not personal".  Why not let someone not personally involved handle this and save you the angst and heartburn? 

Handling Offers - The same goes for negotiating an offer.  It's very hard to keep calm when buyers want a good price and don't like the tree you planted on Mother's Day 10 years ago.  Let the agent be the go between and ease the situation.  Not to mention paper work and legalities.

Paperwork - As the seller, do you know every law and required paperwork specific to your community? For instance, did you know every home built before 1978 needs an addendum regarding lead-based paint? Not having all the paperwork in order may open you up to lawsuits and future liabilities.  While there are programs online to assist you, an agent is licensed and trained to do so... Let the professional make your life easier.

Sea Turtles Coming Soon!

Hundreds of endangered sea turtles, some as large as 1,500 pounds, are expected to begin visiting the beaches of St. Johns County during the 2019 turtle nesting season.

The female turtle drags her body from the ocean to the dunes area, where she digs a nest with her back flippers and deposits nearly 100 eggs per nest. She then covers the eggs with sand and returns to the sea, leaving the fate of the anticipated offspring to the elements and volunteer caretakers. Left undisturbed after approximately two months, the eggs hatch, sending the two-inch long hatchlings seaward.

Turtle and turtle nest protection regulations go into effect May 1 and are enforced through Oct. 31, or until the last nest is hatched. The regulations affect beach visitors as well as residents. Vehicular traffic on the beach is only allowed from 8 a.m. to 7:30 p.m. Motorists that remain on the beach after that time may be subject to fines. All beachfront properties are required to reduce interior and exterior lighting, which may impact nesting sea turtles. Volleyball court lights at St. Johns County Pier Park will turn on at sunset and turn off at 9 p.m. during the season. Driving areas on most beaches are one-way, south only. Motorists are cautioned to obey the 10 m.p.h. speed limit and to drive in the vehicle lane designated by the orange cones.

Both endangered and protected species are covered by county, state and federal laws, which can result in fines of up to $20,000 for tampering with or causing harm to the turtles and nests.

During the 2018 season, 537 nests were identified and monitored on St. Johns County beaches. A majority of those nests, 394, were on the north beaches. There were 105 nests on Anastasia Island and 38 nests in the Matanzas Inlet South beaches. An estimated 33,873 hatchlings emerged from those nests.

While that sounds like a large number, scientists estimate that only 1 in 100 hatchlings will survive once they leave the nest. Hatchlings have to escape a gauntlet of predators, such as shore birds, ghost crabs and insects to make it to the sea.

During the first year after hatching, many species of sea turtles are rarely seen. This first year is referred to as the “unknown year.”

The five varieties of sea turtles that inhabit the waters around Florida include the endangered leatherback, hawksbill and Kemps Ridley and the threatened loggerhead and green turtles. All are protected under the Endangered Species Act.

A volunteer program is authorized through the Florida Fish and Wildlife Conservation Commission (FWC) and coordinated through the efforts of Marine Turtle Permit holders. Volunteers must complete extensive training provided by the FWC and the Marine Turtle Permit Holder is responsible for specific stretches of the beach. Throughout the season volunteer turtle patrols survey the beaches at sunrise, post and stake off new nests and collect important data on nesting activities.

St. Augustine Rhythm & Ribs Festival - April 6-7-8

St. Augustine is known for it's incredible schedule of outdoor festivals, many of which are set in the Springtime each year. The weather is sunny, humidity is low and temperatures are moderate (75-85 degrees) - beautiful! The season has already kicked off, but one of the very best events is coming in just 1 week: the "Rhythm and Ribs" Festival - a wonderful blend of food, drink, music and fun - and charitable giving!

Nights of Lights

This year, according to the schedule on www.floridashistoriccoast.com, our annual Nights of Lights festival will begin with the city-wide illumination of millions of lights on November 21st at 6:30pm. 

We love sharing the holiday spirit with our visitors, and the lights will remain lit every evening well into the month of January. 

It's a tradition that's been going on for 22 years and something that locals really look forward to. Driving through the city to and from work this time of year always brings a smile to my face, and on weekends its a gorgeous area for gathering with the family and enjoying good food, good talk, and a pretty nice view--if we do say so ourselves.

I got the impression that they felt this just needed to run its course and there was nothing they could do to speed it up. Vince did not agree with them. He did everything possible to help. He made phone calls, wrote e-mails, called in favors and followed it minute by minute. He knew our movers had loaded the truck already and now we needed temporary housing. He helped us find a very nice place to stay during all of this. Luckily, the buyer was able to come up with the additional funds and we only had to stay there for 3 weeks.
